Job Summary:
A Network Specialist- Route Acquisition is responsible for completing tasks related to route acquisition projects, such as preparing and securing permits, easements and leases. This position regularly interfaces with internal teams/departments (NS, NO, AP, Legal, etc.) and externally with contractors, customers, property owners, government authorities, utilities and railroads.
Duties:
- Permits (research requirements, communicate with permit authorities, scope/ estimate work, create tasks, prepare applications and fees, expedite and secure ahead of construction, update GIS databases and maps, care for annul requirements, payments, bonds, insurance, etc.)
- Easements (research local requirements, scope/estimate work, ensure compliance with law and policy, negotiate with property owner, obtain survey and legal description, , prepare document, secure signatures, ensure payment, record as public record, update GIS databases and maps.)
- Lease work (assist with alerts, payments, W9 issues, location issues, ownership issues, records research, phone calls, document preparation, etc. )
Required Qualifications:
- Associates degree (or higher) AND 2 + years + years work experience in Voice/Data/Video networking -OR- 4 + years experience in Voice/Data/Video networking.
Other Qualifications:
- ESRI GIS software – able to map records and maintain geodatabase. Ability to write python scripts, build complex queries and maps highly desirable.
- MS Office software – able to utilize Outlook (email), Excel, Word, SharePoint. MS Access, MS Project, others a plus.
- Other software skills such as Clarity and AutoCAD a plus.
- Technical Ability/ Knowledge of GIS, Project Management, Telecommunications, Construction, Engineering, Land Surveying and other fields is desirable.
- Ability to independently comprehend complex tasks, documents, details, requests, standards, process, plans, maps and review them for scope, completeness, risks, policy compliance.
- Organize all assigned tasks (individual and team) and work independently and with others to complete them within expectations for cost, time, quality, etc.
- Care for and be accountable for assigned responsibilities on a daily – weekly basis, including maintaining data quality and completeness, metrics reporting etc.
- Time management, tracking, follow up, written and verbal communication, multi-tasking organizational and prioritization skills are required in order to respond to requests, notices and alerts; maintain records, contacts, databases and maps; provide updates, metrics, estimates and forecasts; report on status, obstacles, tasks, timelines, and meet due dates.
- Effectively communicate expectations, due dates, costs, policy, process, standards, details, goals, strategies, requirements, restrictions and obligations to others.
- Strong people skills are required in order to build positive and productive long term relationships and secure cooperative agreements quickly. It is essential to be able to adapt to people with different priorities, temperaments, personalities, emotions or concerns when presented with obstacles (such as indifference, denial, or unreasonable timelines, costs, terms and conditions) and try to help find solutions
